Swing Gate Motor Replacement on a Heavy Iron Driveway Gate
The homeowner’s original Mighty Mule arm had been undersized for the gate’s weight from day one. The arm bracket was bowing and the motor stalled twice a week when temperatures dropped. We pulled the old arm, welded a reinforced bracket plate to the gate frame, and installed a LiftMaster LA412 with the torque set to match the actual gate mass. The gate now opens in seven seconds flat without shuddering.
Driveway Gate Off Its Track After a Storm
Wind had pushed this cantilever gate hard enough to jump its rear roller truck and twist the track bracket by almost two inches. The gate was dragging concrete and making a sound you could hear from inside the house. We reset the track bracket with new anchor bolts, replaced both roller trucks with sealed-bearing units, and re-leveled the gate so it carries its full weight on the rear cantilever assembly instead of scraping. Before we left, we photographed the new roller positions and the track gap, and left the homeowner a written record of every part number installed.
Access Control Keypad and Intercom Restore
This gate’s keypad had been dead for months, and the intercom buzzed but never actually opened the gate. We found the keypad’s ribbon cable corroded through and the intercom relay wired into a splice that had pulled loose inside the junction box. Rather than replacing the whole system, we installed a new DoorKing keypad head, cleaned and re-terminated the relay wiring, and tested the open command from both the house station and the driveway. The written record shows the exact splice points we repaired, so if anything ever moves again the next technician won’t have to guess.
Welded Repair on a Sagging Ornamental Gate Leaf
The top rail on this ornamental gate leaf had cracked clean through at a decorative scroll joint, letting the entire leaf drop about an inch and a half at the latch side. We ground out the cracked section, welded the rail back with full penetration on both sides, and rebuilt the hinge pin that had ovaled out inside its barrel. The leaf hangs square again and the latch catches without lifting the gate.
New Gate Installation With Automation From Scratch
There was no gate here before. We set new steel posts in concrete, hung a custom-width steel frame gate, and installed a FAAC swing operator with both safety edges and a photo-eye at the drive line. The homeowner received a wiring diagram for the full setup, a photo log of the post setting and operator mounting, and a written price that was agreed before a single hole was dug. This one took three days from post holes to final programming, and the gate has cycled without fault since.
Ghost Controls Operator Tune-Up and Limit Reset
The gate opened fine but slammed at the end of its travel and sometimes reversed for no reason. We found the limit switch was set 12 degrees past travel, meaning the arm was pushing against the mechanical stop every single cycle. We reset the limit, reduced the force setting to match the gate’s actual weight, and shimmed the arm bracket so the operator wasn’t fighting its own mount. We photographed the old switch position and the new one. The difference in noise level was immediate.
