Which BFT Models This Applies To

BFT’s residential and light commercial line breaks into three families that we see constantly in Frisco: the Deimos swing operators, the Phobos line for larger swing gates, and the BFT sliding-gate series built around the IGEA and SUB units. Identifying the right part is not hard if you know what to look for. The operator model number is on a silver tag on the underside of the motor housing, and the bracket or hinge will have a casting stamp or a stamped part number near the bolt holes. If the tag is gone, take a photo of the arm, the hinge layout, and the gate width, and send it to us. A measurement mistake at this stage is the single most common reason a homeowner buys the wrong bracket online and finds out only after the old one is cut off. For BFT specifically, we lean OEM on the operator arm and hinge components because the dimensional tolerances are tighter than most generic hardware, and we lean aftermarket on flat-stock brackets and base plates where the steel spec is equivalent and the installed cost drops by 25 to 40 percent. Signs Your BFT Welding & Fabrication Is Failing

• Gate leaning or sagging at the latch side. The hinge post weld or the mounting plate has likely cracked under years of gate weight and wind load. In Frisco, the clay-heavy soil shifts with drought and rain cycles, which adds stress that a welded joint absorbs until it doesn’t.
• Grinding or popping when the gate opens or closes. A weld failure at the operator bracket lets the arm shift under load, and the pop you hear is the bracket flexing against the bolt holes. Left alone, it elongates the holes and makes the repair more involved.
• The BFT motor runs but the gate hesitates or stalls mid-travel. The operator is fighting a misaligned or binding hinge, and the motor is reporting an obstruction or overcurrent. The electrical side is fine; the fabrication underneath is not.
• Visible rust weeping from a weld joint. Water intrusion through a cracked weld causes internal rust, which expands and widens the crack. We see this most often on gates installed before 2016, when some builders used a lighter wall thickness on the gate frame.
• The gate has to be lifted by hand to close. That is not an adjustment issue. It means the hinge geometry has failed and the gate is resting on the operator instead of the post.

You will get a written price before we light a torch. That price is the price you pay, and it is based on what we can see and measure on the first visit. If we open the job and find hidden damage, we stop, photograph it, and hand you a revised written number before we continue. DIY or Call Us?

There are two things you can safely check yourself before calling. The first is a visual inspection of the weld joints and bracket bolts with a flashlight, looking for cracked paint lines, rust trails, or daylight through a joint. The second is the gate’s manual operation with the BFT released: if the gate swings or slides freely by hand, the hinges are probably sound and the problem is electrical. If it binds by hand, the fabrication is at fault.

What you should not do is weld a steel gate yourself unless you are an experienced welder with the right PPE. Gate repairs often happen in awkward positions near gas lines, irrigation plumbing, or underground conduit, and a bad weld on a moving gate is a liability to anyone who uses it later.
